What is happening with El Niño in 2026?
NOA’s Climate Prediction Center reported that El Niño is continuing to strengthen and now has a greater than 90% chance of becoming a very strong event during fall and winter 2026-27.
There is also a 69% chance that El Niño will reach historic intensity during October-December 2026 period, potentially making it one of the stronger El Niño events recorded since 1950.
But a strong El Niño does not automatically mean a specific city will experience heavy rain, flooding, or severe storms. El Niño can influence seasonal weather patterns, but the impact can look different from one region to another.
For property managers, facility teams, and building owners, the focus should be less on predicting winter and more on preparing while there is still time.

Why Late Summer and Early Fall Are Good Times to Inspect a Commercial Roof
Dry weather is the best time to find roof problems, for a simple reason: nothing is actively leaking, so a technician can see the roof as it actually is instead of chasing water during a storm.
Inspecting now also means any repair work happens on a dry roof, in dry conditions, on a normal contractor schedule instead of an emergency one. Materials adhere better, membranes seal properly, and crews aren’t competing with every other property owner in the region who waited until the first storm to call.
This is especially important for properties with:
- A history of recurring leaks
- Aging roof systems
- Previous roof repairs
- Drainage or standing water issues
- Frequent HVAC work
- Heavy rooftop foot traffic
- Large commercial or industrial roof areas
Finding an issue during an inspection does not automatically mean the roof needs major repairs or replacement.
A clogged drain may need to be cleared. Deteriorated sealant may need maintenance. A damaged area of membrane may require a targeted repair.
The value is knowing what is happening on the roof while there is still time to decide what to do about it. If a full commercial roof inspection turns up areas of concern, there’s still time before winter to plan and budget for repairs instead of reacting to them.
What Should Be Checked Before the Rainy Season?
Standing water or poor drainage: Areas where water pools longer than 48 hours after rain point to a slope or drainage issue. Standing water accelerates membrane wear and adds structural load over time.
Flashing: Flashing seals the transitions where the roof meets walls, curbs, and edges. It’s one of the most common failure points because it’s constantly flexing with temperature changes. A gap here is a direct path for water.
Roof drains, scuppers, gutters, and downspouts: These are the roof’s exit points for water. If they’re blocked by debris, sediment, or plant growth, water has nowhere to go but across the roof surface or, eventually, inside the building.
Seams: On membrane roofs, seams are only as good as their seal. UV exposure and age can cause them to lift or separate, often before it’s visible from ground level.
Penetrations: Pipes, vents, and conduits that pass through the roof each need a watertight boot or seal. These are small details, but they account for a large share of commercial roof leaks.
HVAC curbs and rooftop equipment: Equipment installed or serviced by other trades can disturb the roofing around it. Curbs and equipment pads should be checked every time HVAC work happens nearby, not just during a roof inspection.
Sealants: Sealants degrade with sun and weather exposure faster than the roofing membrane itself. A sealant that looks fine from a distance can be cracked or pulling away up close.
Punctures or membrane damage: Foot traffic, dropped tools, and debris can puncture a membrane without anyone noticing until it rains.
Previous repair areas: Past patches are common failure points if the original repair wasn’t done to match the roof system or has simply aged out.
Debris and nearby tree limbs: Leaves, branches, and loose debris trap moisture against the roof surface and clog drainage. Overhanging limbs also increase the risk of physical damage during wind.

2. Clogged drainage: A blocked drain doesn’t just cause a slow leak. It can cause water to back up and pond, adding weight the roof structure wasn’t designed to hold.
3. Failed flashing: Flashing failures are often invisible from the ground and easy to miss without a close inspection, but they’re one of the most common sources of interior water damage.
4. Open seams or damaged membrane: A membrane roof is only watertight where its seams are intact. One open seam under sustained rain can affect a much larger area than the seam itself.
5. Deteriorated repair areas: A repair that held up fine for a year or two doesn’t mean it will hold up forever. Older patches are worth a second look before they’re tested by another wet season.

Waiting until a leak shows up means finding out about a roof problem at the worst possible time: during active weather, with tenants, inventory, or equipment already at risk.
